The Agreement of rental made on the date [DATE] between [LANDLORD NAME] residing at [LESSEE_ADDRESS], who is the Proprietor/Partner of [COMPANY_NAME] hereinafter called as “The Lessee” of the one part and [TENANT NAME] residing at [LESSOR_ADDRESS] hereinafter called as “The Lessor”.

Whereas the Lessor is the absolute owner of the premises [RENTAL_ADDRESS].

And whereas the Lessor has agreed to give on rental the [AREA_SQFT] sq. ft. of the said premises, bearing [RENTAL_ADDRESS] hereinafter called “The Demised Premise”.

And whereas the Lessee is desirous of taking on lease the demised premises on the terms and conditions hereinafter appearing.

Now these presents witness and it is agreed by and between
the parties hereto as follows:
1.The Lessor hereby agrees to demise unto the Lessee the demised premises for a period of 11 Months commencing from [DATE] for the use of the premises for office accommodation at monthly rent of Rs. [RENT_AMOUNT]/-(Rupees [RENT_AMOUNT] Only).

2.The Lessee has agreed to pay 5% escalation of rent every year.

3.The rent for the month shall be payable before the 11th day of the following month to the Lessor.

4.The Lessee paid the Lessor an interest free deposit of Rs. [DEPOSIT_AMOUNT]/- (Rupees [DEPOSIT_AMOUNT] Only) as security deposit.

5.If the Lessee wishes to make any modifications to the premises,he shall obtain prior permission of the Lessor, at
the cost of the Lessee.

6.The Lessee shall produce all licenses, permissions, registrations,etc., required to run the facility at the premises from government,statutory, judicial and other bodies, if called for.

7.The Lessor agrees to return the deposit, less any arrears in rent due at the time of termination of the lease and handing over of the vacant premises to the Lessor.

8.The Lessee accepts that the Lessor or his authorized representatives will be allowed to visit and inspect the premises with a notice of 02 days. The Lessee shall cooperate and assist the Lessor’s representatives in carrying out the inspection and shall not obstruct in any way his inspection

9.The Lessee agrees to return the premises in substantially the same condition at the time of commencement of lease (save normal wear and tear) and vacate the premises peacefully at the end of the lease period.

10.The agreement is renewable for another period of years after expiry at mutual consent provides always and it is hereby agreed and cleared between the parties as follows
